The Ridgeview neighborhood is the northernmost section of the larger Stetson Hills area and is in the 80923 zip code. Ridgeview is also the newest of several distinct neighborhoods within the larger Stetson Hills area, and the official name for the subdivision is Ridgeview at Stetson Hills.
Ridgeview is located in the northeast corner of Colorado Springs, just east of Powers Boulevard, South of Dublin Boulevard, North of Stetson Hills Boulevard, and west of the sand creek trail open space. Ridgeview at Stetson Hills is in the Falcon 49 School District. this is one of the fastest-growing school districts in the region. Students from Ridgeview attend Ridgeview Elementary School, which is within the neighborhood, Sky View Middle School also in the neighborhood, and Vista Ridge High School, just a short drive away.
While there are no private schools in the neighborhood the new Pioneer Technology Academy is a charter school focused on science and engineering and is located just outside the Northeast boundary of the Ridgeview neighborhood.
Ridgeview was a very well-planned subdivision and the developer made sure to include lots of parks and open spaces. Ridgeview is home to 3 parks.
Snowy River Park, is a pet-friendly park with lots of room to run. The park features playground equipment including swings for both big kids and little kids, there's a walking path and a basketball court. there are plenty of tables and benches if you'd like to sit and take in the Majestic views of Pikes Peak.
Horace Shelby Park is a smaller neighborhood park with a basketball court and a small gazebo This is a great place to bring the kids and pets for a picnic.
Jared Jensen Park is a great neighborhood park located right next to Ridgeview Elementary School. The park offers a large grassy area great for kids or pets to run off a little steam, a basketball court, playground equipment, and a small gazebo and picnic area.
The Sand Creek Trail is a very nice, relatively flat, urban greenway trail. The trail is 5.3 miles out and back and follows the banks of “Sand Creek”. The trail can be accessed from within the Ridgeview neighborhood and provides a really convenient way to log some steps.
Ridgeview is also very close to the First & Main YMCA which offers easy access to endless activities.
If you are interested in being close to shopping, retail, entertainment options, and restaurants, Ridgeview is in a prime location. From small local businesses to national big box stores, Ridgeview is close to it all.
The powers corridor it's a very densely populated area. Consequently, over the past 10 years, developers have focused on developing shopping, retail, and entertainment in this area.
Since the Ridgeview neighborhood shares common amenities it does have a homeowners association as well as architectural guidelines, and Covenants. For the most part, these covenants are standard for the region and address things like the types and number of pets allowed. Ridgeview allows for 3 domesticated animals, for example, two dogs and one cat.
One of the more controversial rules is that there is no overnight on-street parking in the subdivision. This can cause problems if homeowners aren't aware of this prior to purchasing a home in the subdivision. The idea is to give the neighborhood a clean uncluttered open feel. although, many residents feel this restriction is an overreach. either way, it's important if you're buying in the neighborhood to understand the covenants and Architectural guidelines for the neighborhood.
Ridgeview homes primarily consist of single family homes. There are two major condo and townhome developments in the neighborhood as well if you don’t need a back yard. This gives the area a nice mix of single-family and multi-family.
Construction on the Ridge View neighborhood began in the early 2000s. The median year built in the Ridgeview neighborhood is 2003. Most property owners enjoy a two-car garage and homes that average 2,114 square feet. The average lot size is 0.15 of an acre allowing for plenty of backyard space. While floor plans range from ranch and split level plans to traditional 2-story homes.
The multifamily projects are both located at the northern edge of the neighborhood. Both the Ridgeview at Stetson Hills Townhomes and the Dublin Townhomes offers two and three-bedroom two-story units with an attached 2-car garage, and average 1,485 square feet in size.
These are popular communities because of the price, location, and amenities.
There are several excellent communities in close proximity to Ridgeview, the closest and most similar is the Indigo Ranch subdivision. Built in the same time frame and sharing the same school district as well as many of the area amenities, indigo is often good sale competition for the Ridgeview neighborhood.
Stetson Hills, Springs Ranch, Greenhaven, and Forest Meadows are all popular neighborhoods in the Powers corridor. Each one of these neighborhoods offers different features and amenities to Ridgeview.
