Cimarron Hills, Colorado is a large community located on the east side of Colorado Springs in El Paso County, Colorado.
According to the 2020 census, the Cimarron Hills area is 5.9 square miles and has a population of 18,981 or 3,195.9 people per square mile. While this area has a lot of residential development, it is still considered a quiet neighborhood.
The census also shows there are 6,761 households in the area, and the median household income is $71,342
Property owners buy in this area because it offers affordable homes in a mature setting, all in close proximity to a wide range of amenities, and is very convenient to the downtown area, military bases as well as the Colorado Springs Airport.

The Cimarron Hills area is actually in two different school districts Colorado Springs School District 11 & Falcon School District 49. Students in the northern part of the community attend District 49 public schools, while students in the southern part of the subdivision south of Omaha Boulevard attended District 11.
There are a number of private schools and charter schools in the vicinity of the Cimarron Hills neighborhood. The James Irwin Charter Academy is located just south of the Cimarron Hills area while The Roosevelt Charter Academy is just west of the area.
While there aren't any private schools specifically in the Cimarron Hills neighborhood the Fountain Valley School is just a short drive to the South, and Colorado Springs Christian School is a little to the east of the neighborhood.
Fountain Valley School is an independent college preparatory school that offers both day and boarding programs for students in grades 9-12. It was established in 1930, and its campus is located in Colorado Springs, Colo., which is 70 miles south of Denver. Fountain Valley School provides ample opportunities for year-round recreation and experiential education programs, as well as close proximity to Colorado's mountain ski resorts.
Colorado Springs Christian School is a 10-minute drive to the west of Cimarron Hills. CSCS is accredited by the Association of Christian Schools International (ACSI) and the North-Central Association (NCA), which means that all of its faculty are qualified to teach in their assigned areas and possess or are working toward an ACSI teacher certificate. Additionally, all CSCS staff members are committed Christians who want to provide a Christian education for its students.
Weather in the pikes peak region is notoriously changeable. Sometimes it can be very hot and sunny, while other times it can be bitterly cold. Because of this, it is important to have an up-to-date weather forecast if you plan on doing any outdoor activities.

The Cimarron-Eastridge Park is the most notable park in the area. This park has basketball courts, a playground, and a very popular dog park at the North End of the park right along Constitution Ave.

Situated at the northwest corner of the Cimarron Hills neighborhood, the Cherokee Ridge Golf Course in Colorado Springs, CO is a 9-hole public golf course that opened in 1971. Designed by Press Maxwell, Cherokee Ridge measures 3255 yards from the longest tees and has a slope rating of 117. It has a USGA rating of 69.3 and features three sets of tees to suit golfers of all different skill levels. The course is usually in great condition, and that layout makes it fun and challenging with the best rates in the Colorado Springs area.
The Ruth Holley Library is a public library located at 685 North Murray Blvd. Colorado Springs, CO 80915. This branch offers a wide variety of materials, including books, DVDs, audiobooks, and computer resources. The library is open Monday through Friday from 9 a.m. to 5 p.m., Saturday from 10 a.m. to 4 p.m., and closed on Sundays and federal holidays.
The Cimarron Hills area is located just west of Powers Boulevard. This means it's in close proximity to a wide range retail, restaurants, and shopping. If you're in the Powers Corridor there's no shortage of things to do.
IVP at the Beach House is a great example of this. IVP is a bar and restaurant that features volleyball, cornhole, trivia, karaoke, and yoga in the sand. This is a great place to come with friends and have some fun. They also have a large patio that overlooks the Colorado Springs Airport.
Cimarron Hills consists of smaller neighborhoods and subdivisions, and while most of these areas don't have covenants or an HOA there are some that do, if you are looking at real estate, research any neighborhood you are considering to see if they have an HOA and any restrictions you can’t live with.
In Colorado multifamily housingThis means condos and Townhomes for the most part have to be managed by an H O A. This means that have covenants. So, there are small townhome developments with in Cimarron Hills that have covenants and an HOA.
Most of the single-family neighborhoods are not governed by an HOA, and don't have Covenants. These neighborhoods are controlled by the city, and county laws.
The Cimarron Hills neighborhood features a wide range of housing styles from basic ranch plans, traditional two-story homes, and split levels.
Split-level homes were very popular in the United States during the 70s, they have two or more floors that are not directly connected to each other. This design is often seen in newer homes, as it is easier and cheaper to build than a home with one floor that covers the entire footprint. Some levels may have a large living area on one side of the house, but there are usually stairs leading up to the other levels where bedrooms and other rooms are located.
The average home in the Cimarron Hills neighborhood has 4 bedrooms 2 bathrooms with 1,700 square feet. Homes were built between 1964 and 2015 with an average of 1973. There are some new homes in the area but they tend to be built on remaining in-fill lots, or at the edge of the area.
