Black Forest-Just minutes from the north end of Colorado Springs is the Black Forest, a combination of dense pine forest and wide open rolling pine stubbled prairie. Certain parts of Black Forest offer stunning views of "Pikes Peak" and the Front Range. Home sites average 5 acres, restrictions are very light to non-existent and horses are OK with the exception of a few exclusive subdivisions. Median Sales Price: This number is a good indicator for two conditions. First it shows the general pricing trend for the area, secondly it shows what is actually selling. As the graph shows, the Black Forest median sales price has gradually decreased by nearly 25% over the course of this past year. This doesn't necessarily mean values in the area are off by that same percentage but points more to the type of home that is selling.
